Residential Conveyancing
Home Information Packs
If you intend to sell your home, you are legally obliged to have a Home Information Pack (HIP) commissioned before it goes on the market.
At Grange Wintringham our conveyancers will prepare your HIP efficiently and as cost effectively as possible. We are familiar with obtaining all the usual information required when dealing with residential properties and have the technical facilities to obtain much of the information immediately. We will arrange for a local agent to prepare the Energy Performance Certificate.
The cost of a basic HIP i.e. for a simple freehold sale of a property registered at the Land Registry is £299 inclusive of VAT. For a leasehold property the cost will be higher to reflect the additional documents required.

As one of the region's leading property specialists, we have one of the largest residential departments in North East Lincolnshire. We aim to provide our clients with an efficient and effective service to ensure that matters proceed as quickly as is possible, with the minimum amount of fuss to the client. To facilitate this, we have made an extensive investment in information technology, which includes the use of computerised search and case management systems, the internet and email for faster communication.
All of our clients are provided with a quotation of fees and expenses at the beginning of each transaction so that they are able to budget and finalise their financial arrangements from the outset. We make sure that clients are regularly updated as to the progress of their matters and keep them informed of developments during pre-exchange, post-exchange, completion and post-completion.
Grange Wintringham has, over many years, acted on a number of occasions for private buyers in relation to the acquisition of individual housing units from Local Authorities, Housing Associations and Registered Social Landlords and we are familiar with all aspects of Right to Buy legislation, both freehold and leasehold.
